• The average price of a home in the Edmonton area for March 2025 reached an all-time high of $460,685. This price is 2.5% higher than February 2025, a 9.4% yearly increase.
• Benchmark prices grow 12% annually to reach their all-time high of $438,100.
• The average price of detached homes increased 11% year-over-year (YoY) and 1.2% month-over-month (MoM) to $574,872.
• Semi-detached home average prices increased 5.4% year-over-year and 2.3% monthly to $430,646.
• Townhouse average prices increased 11% year-over-year and climbed 4.6% month-over-month to $314,791.
• Apartment average prices increased by 12% year-over-year to $217,701. They climbed 0.2% from last month.
• Amongst Canada’s five largest population centers, Edmonton is the most affordable.
