内地赶不上沿海的秘密

以我爸妈生活的小县级市江油市为例,新城区的面积是老城的一半大小,碧桂园和恒大都在郊区建了超级大盘,宝龙集团在新区建了一个据说是全地级市范围内最大的商业综合体,去年刚刚开始营业。

除此之外,还有绵阳市的新机场、以及据说是西部最大的游乐场等大型在建项目都在江油境内,这也使得本市的房价从两年前的3000多块,飙升到了五千以上,一些新盘的认购价已经接近七千。

这种乐观当然不是江油独有的,每一个地方都在为自己的房价和未来发展感到乐观,在上面一级的地级市绵阳市,过去两年的房价几乎也有一倍的涨幅,本地电台鼓吹多年的“房价过万”终于实现了,较好的新小区楼面价已经在一万二以上。

当然,所有这些都是其他“回乡见闻”必然谈及的,此外要谈及家乡的现代面貌,不吹一下高铁也不合时宜,江油市可能是中国唯一拥有三个高铁站的县级市,再加上正在建造的机场,堪称基建竞争的大赢家。

不到内地乡镇,你可能不会知道有这么多销量惊人、价格炸裂的中国品牌SUV,作为一个汽车爱好者,很多车连我都是第一次看见实物。奔腾、宝骏、力帆、北汽幻速、众泰、金杯、瑞风、昌河的SUV阵营涵盖了农村家庭的主要购车范围。

这些车的共同特点是:适应农村路况、体型较大能装、加保险在内的全套购车成本可以控制在10万以内,一般不超过8万。原以为会通杀四方的哈弗H6、传祺GS4、吉利博越,反而因为售价较高,在镇里难得一见。

实际上,周边大大小小的农民自建小楼,成本都在30万以上,这笔钱两三年前拿到江油去,都可以买一套房。城里的房子有机会升值,而且方便出租,但乡镇的房子只会慢慢贬值,租也不容易租出去,而且租价极低,看起来是非常不划算的选择,但农民有自己的考虑。

首先,宅基地划拨来之不易,一旦获得了批准,必须建房把它占起来才能放心。更重要的是,如果在城市买房,后续的城市生活成本始终较高,而在农村有一套这样的房子,就让自己和子女结婚都有了住处,再买上一辆车,基本上算是农村生活的stage通关了,用我太太的话说,就是“余生可以躺着活了”。

很多普通农民在60岁以后可以领到一千元以上的社保,一对夫妻就是两千多元,这笔收入在城市不够用,但在农村却是足够。

我们算了一下,原来在老家小镇,“躺着生活”的门槛就是30万元的建房成本+10万元购车成本,40万元即可人生通关安享晚年,还挺让人羡慕的。

不过,40万元在乡镇和农村其实是一个相当高的门槛,年轻人如果出门打工积攒这40万,即使每年存3万元(也就是每个月积攒2500元),存够这笔钱也要十年以上。

而要留在本地实现这笔积累基本上是不可能的,镇上极少有工作岗位,在手机店和小饭馆当个营业员,一个月都只有一千多块钱,看统计数据的话,绵阳市2017年的农村居民人均可支配收入,只有14752元。

所以,镇上的“平均建房年龄”,比城市的“平均购房年龄”要大得多,这些小楼的房主年龄基本都在中年以上,某种程度上,能住进镇上这种小楼,实现“有房有车”并不是普遍现象,而是本地农村的“成功者”。


镇上真正实现了汽车代步的是公务员和教师等“国家单位人员”。一对有一定工作年限的教师夫妇,如果算上住房公积金,家庭年收入可以达到15万元(去年北川县教师的年终奖是每人三万元,公务员则为五万元)。

这些家庭的汽车选择也截然不同,基本上都是合资品牌,车价分布在15至20万元之间。当然,他们也不算彻底的本镇居民,一个乡镇的教师或者公务员即使还没有在江油市或绵阳市买房,到结婚的时候也一定会买,“进城”这件事在获得公职的时候就已经注定了。

为什么乡镇的公职人员可以实现“城市化”而农民不可以,归根结底还是收入水平。一个农民即使攒够一套全款的钱,也难以负担后续的城市生活成本,只能留在本地盖楼、买车,“躺着生活”实际上是选择低收入低开销模式。


物价升高的同时,收入却并没有同步提升,十年前一个本地饭馆帮工的月薪是不到两千,现在则是两千多块,十年增长了几百块而已。最能体现收入的是房租,一千五左右就能租到市中心的大两房,也跟五年前基本毫无变化。

去年四川推出了新的行政和事业单位退休工资政策,按照这个政策,未来几年后退休的普通乡镇公务员或小学教师,都可以拿到每月上万元的退休金——这个政策最后因没有得到同等利益的已退休人员的强烈抗议而中止。

It is my personal finance research. I was too busy to work on personal finance research, I do not even have time to work on algorithm and data structure practice starting from Nov. 2018. Also I was too busy to work on the projects at work. I like to figure out if I can plan a vacation to Florida in March.

Case study


I like to plan to take a vacation to Florida. I like to watch Miami open tennis, and enjoy a few days break.

I need to plan a few things. I need to find cheap airline tickets, I need to plan to clean the rental home, special kitchen area. I need to work on a few other things as well.

I need to empty some space, take my clothing back to Florida. This time I know that I spent over $6,000 dollars on clothing and other things. It is not wise to throw them in garbage can. I like to take them back to Vancouver first. Specially my SONY laptop I paid over $1800 US dollar in 2002 Sept, and I brought the laptop with me the first day intern at Motorola plantation.

If I used those $1800 dollars to hold VIGRX fund, I sold VIGRX in 2002 as loss in February 2002 as a home make, $1900, now the value of VIGRX worths over $10,000 dollars.

Introduction


It is my favorite weekly contest. I took a break last Saturday since I had a party to attend. I played the contest this week and I fully enjoyed the contest as always.


My performance


I spent first one hour to write the first two algorithms. But the third algorithm I spent 30 minutes, and then I failed one test case in last minutes. After the contest, I tried to fix the bug in the third algorithm, but this time the bug is more serious. Time limit exceeded, I had no clue how to fix it right now.

After the contest,

I continued to work on the algorithm, but I could not solve the problem of time limit exceeded.

Follow up 


It is 10:40 PM. I do not have time to work on the fourth algorithm. But I plan to write this algorithm as soon as I can. I like to push myself to work hard, I like to be the player who will solve all four algorithms in the contest in short future.

My personal finance


I started to work on my personal finance research from Nov. 2018. I know how to do a good job for myself to learn personal finance, start to build good personal finance habit from Nov. 2018.

I tried to document my expenses, and then I learn that I should push myself hard to learn the basics of personal finance.

I think that it is more important to learn personal finance compared to algorithm and data structure; I have to learn how to solve my personal finance problem. I need to push myself to grow rich and build wealth.

With a full time job, I should push myself to save as much as I can. Time is almost running out!

My philosophy


I like to train myself hard on algorithm and data structure. I need to go back to work on coding every hour, solve a medium level algorithm every hour every day.

What I like to do is to build wealth and grow rich. I like to learn personal finance and investment, and I like to continue to work on data structure and algorithm practice as well.

I do believe that the experience I have related to software development will be my asset, I can easily adapt those skills and perseverence into my personal finance, investment, rental business, and IRA accounts management, and other area related to relatives, helping young generation etc.

It is my personal finance research. I like to analyze my expenses of airline tickets, and I like to do a case study.

Here is the expense of my airline ticket.


2006 - I went to GM for onsite interview. I need to look into the interview again and see what I learn from the experience.

2008 February - I got laidoff from H1-B. I got a ticket paid by ex-employer and then went back to China, and applied F1 visa to get back to FAU.

2008 August - I went to Microsoft Seattle for an onsite interview. This was my first official onsite interview based on algorithm and data structure. I should have prepared those algorithms from 2001 to 2008.

2009 May - I went to Charlotte for a short trip, help a friend's family road trip from Charlotte to Boca Raton.

2012 February - I made a mistake to plan a one-month vacation. I paid expensive ticket, and I also paid by US credit card.

It is my personal finance research. I learn the concept to date my money. I went to Scotia bank and got $3000 dollars cash and then purchased Canadian dollar. I like to learn from my own experience, baby step to learn how to trade US dollar to Canadian dollars, since the invert rate is 0.76.

The purchase


I went to kingsmark to purchase Canadian dollar and I got $4001.00 Canadian dollars.

One of ideas is to train myself to practice personal finance, and learn how to read the market, and also take some action.

It is my personal finance research. I think that learning personal finance is hard than I think.

I had chance to meet my two classmates from Shanghai jiaotong university and their family on Feb. 10, 2019. The party started from 4:00 PM and ended at 10:00 PM.

One of my ideas to learn personal finance is to share my blogs with my classmates. What I like to do is to get some feedback, and then figure out how to seek advice and be a better self-learner.

I also talked about the personal finance in the party and got some feedback. Learning personal finance is not easy. I was advised by my friend to think about working as a math tutor as a side hustle.

My idea is not to exchange time for money. I like to learn how to make money from the money.
