Introduction

I did google search personal finance article and then learned that Min app is very popular. So I use it to connect all my accounts. I like to share my user experience and see what I can learn from the app.

First time Mint app user

I decided to make November my personal finance month. Since I learned my mistake in 2014 October, I was too busy to work on my person finance project. I do not give enough attention to investment, personal finance, buy low sell high, money rules. I missed the opportunity to purchase a condo in Abbotsford in 2015.

So many mistakes in my personal finance management. I totally forgot one account in USA and then got charged dormant account over two years, and then I finally stopped to pay dormant account fee.

I could not find my loan application in 2011,  I could not recall the loan amount, what was bank's evaluation.

As a person to work on problem solving skills, I know that it is a red flag. I should spend time to do those easy things very well, then I will have chance to make big profit on real estate investment.

I also need to have product management experience, come out the idea for the app to make my life easy to manage the account using the feature like Mint.

From my personal mistake, I should come out the idea and then search Google, it should take less than 10 minutes to come out the creative idea like using Mint to manage personal finance.

I will search ideas how to avoid same mistake to miss the investment opportunity like Abbotsford, using common sense of buy low sell high and just apply simple analysis of market.

One thing I can do is to educate myself, spend time on the personal finance. I decided to use Mint app right away today once I read the article to give recommendation.

I had so many stories with the tooth. Two years ago the tooth third next to last in right bottom section was shaking, and then I got surgery to remove the gum; I learned how to clean underneath the tooth since the infection grows over there.

Last week the gum has abscess and then I finally got my appointment. I changed another dentist I visited first year in the city of Vancouver. The tooth was extracted today.

I got my tooth back, talked to my two roommates about tooth. I like to educate myself and other about tooth health.

It is the first time I heard this argument about studying 20 companies very well, holding 20 stocks life time; It is never too late for me to start to learn and get into this activity. It is important to understand the average salary is around $30,000 - $40,000 Canadian dollars, a person works near 10 years, savings can be up to $40,000 dollars. If he decides to invest a condo in the suburb of Vancouver, in 3 three years, he can make $120,000 dollars. Here is the story:

That is what I did only first part, go visit the construction site for the new condo community in 2014. But I did not get loan and made a purchase. I wrote my loan story here in a blog.

If I purchased a home in 2015 January, I could  have paid around $150,000 dollars, then in 2018 I can sell them around $280,000 dollars. What I have paid down payment around $40,000, and then I can find renters and then let it sit off the market two years.

My investment will start from $40,000 Canadian dollar, the return is 3 times more than $40,000 dollars.

I like my case study, I did a few hours in one weekend. I talked to my smart elder sister and then I know that I have some weakness in my personality.

Introduction

It is most rewarding experience to own a home 19 years in the city of Boca Raton, Florida. I like to write down my experience as a small condo owner, and I learn how to treat myself better next time if I have the similar investment opportunity.

My ups and downs

I did make so many mistakes in those years. I bought full price retail price $2,000 black leather sofa for my condo in 1999, another two pieces of clothing sofa $700 us dollars for the condo in 2001. And then I spent $30.00 dollars to get rid of second two pieces of clothing sofa around 2013.

My home equity loan account is such a great school for me to go over those debts, interest to pay, and all lessons I learn as an owner, a landlord, and an alumni of Florida Atlantic university.

It is time for me to give some presentations and show us how to get good management of a small account. My statement

Here is one of statements in 2017. I just could not believe that I did not save all statements at the end of year from 2008 to 2017. I only had a few statements from 2008 to 2017 and had difficult time to audit and review those history.

Here is the copy of my statement. The interest rate is 2.25%. The balance is over 20,000 dollars. I should pay off the amount and I will save over $7,000 us dollars. Or I can use the money to purchase a home in the city of Surrey, I just like to show that there are so many things I can do.

It is the best education for me to learn from my own experience. I had a home equity loan account, and I owned a home I purchased back in 1999 in the amount of $34, 500 us dollars. I like to show my home equity loan copy in 2009. I like to push myself to get organized and also understand the resource I have, how I should use them to purchase a home in the city of Vancouver starting from April 2010. To beat inflation, understand the recession, invest half a million population city of Surrey, understand how Canada invests billions to build the city of Surrey.

My life in 2009

I lived in Florida and also prepared to immigrant to Canada. I got the immigration paper work done in January 2010. I planned to land in April and I chose the city of Vancouver.

Here is my home equity loan account statement. The interest rate is 3% instead of 4%, 2008.

It takes me over 8 years in Canada to save $30,000 Canadian dollars from 2010 to 2018. I need to learn how to discipline myself. After so many years, I reviewed the transactions I had, thousands to go for one vacation to China in 2012 spring festival, thousands dollars for a car maintenance, just for shopping trip to USA, thousands of dollars on clothing.

     贷款失败过后才能理解现金买房的好处！ 不用花保险的冤枉钱, 能狠狠杀价！ 不用为租不出去还贷款犯愁！ 随便哪天想refinance都可以.... 

     现在在加拿大买投资房真的是难上加难. 8% cap rate 都很难找到

Case study

I did not remember that I had a loan application back in 2011. Last weekend I reviewed all the paper work and then I found the paper copy my loan application from Scotiabank.

Here is my github personal finance folder, it is a small adventure. I saved under my private repository first, and then I made a copy on my public folder.

I plan to spend some time to figure out what was happening back to me in 2011. How come I did not take it seriously and then I did not make any home purchase at all.

It is the first time I like to make November as my personal finance month of each year. I like to get organized and review all my records related to finance.

Motivation

I reviewed loan paper work I had in 9/17/2011, I chose not to get the mortgage for a condo in the city of Surrey, I got approval for the loan $120,000.00, maximum $190,000.00.

I found the paper work last weekend when I went over all the paper work I had. I found the paper copy. I plan to take a picture and save an electronic copy, check in my github private repository.  I like to remind myself get organized all the time, build a good habit to focus on most important things.

Here is the github folder to share my personal finance learning. I like to share my journey how to understand economical recession in 2008, and then worked on Ph.D. research as part time student from August 2008 to April 2010.

I have a very challenging life and I like to write a story about it. I like to choose the topic called "Woman to adapt".

The timing

I came to Canada in 2010, and at that time I left Florida, a home with $58,000 home equity line open with interest rating 2.5%, and I took $30,000 from the line and landed in Canada as an immigrant. At that time, I could easily buy a condo one bedroom with the price $130,000 in the down town of Surrey. I got a programmer job in June 2010 two months after I came to Vancouver. I can get over $20,000 from my home equity line for the down payment.

I missed the chance to own a home in the city of Surrey. I had some concerns, but I did not talk to friends, I did not write down, and I did not analyze very well with any blog or research document.

Boca Raton and Surrey

Boca raton is the city I lived from 1984 to 2010. And then Surrey is the city I planned to purchase a home from 2010 to 2018.

It is the weekly contest 109. I spent over 60 minutes to work on the algorithm, I submitted the solution six minutes after the contest since the internet was down.

My practice

I like to look into my thought process, and I started to code an iterative solution, but I failed. And then I moved to write a recursive function, I talked to myself to make N = 1, 2, 3 work first; and then I came cross the time out when N = 19. I knew that there is timeout issue. And then I wrote a dynamic programming solution

Actionable Item

I like to solve the algorithm in less than 10 minutes. I spent so many time to work on similar algorithm since I helped a friend to review Google phone interview. Here is the blog. Here is my discuss link on Leetcode.com.

The most important is that there are only 10 possible states. I will look into discuss on the algorithm and then learn a few more ideas to solve the algorithm.

Actionable Item

I need to learn to quickly adapt to the contest challenge, I need to evaluate all possible issues in the second algorithms, and then come out clean and simple solution. I wasted time to write code more than 30 minutes in the contest.

Even though I came out the idea using dynamic programming, I still do not write optimal solution using space O(10) instead of O(10 * N).
