Introduction


It is very simple thing to do. But I have to write down and push myself to train myself, do not get emotional. Think carefully, hold principle as a business woman. Discipline myself to identify wants and needs.


Do not buy luxury


I used to purchase a super expensive SONY laptop $1800 US dollars in 2002. I did not have permanent residentship in USA, I may not have income at all. I could not control impulsive to shop a laptop with 12 months interest free in 2002. One thing I can do is to think about $1800 US dollars, exchange it to Chinese yuan, and it was $16,200. In 2002, the home price in my home town Yichun is about $800 yuan. That is 200 square foot home.

The tip is to calculate how much I can pay for the home in the city of Yichun.

Do not give away cash gift


I used to give away cash as red packet in 2012 vacation Chinese spring festive, $2000 yuan each time. I paid for food $4000 yuan as well. Think about the value of the money, how much I can purchase in term of square foot in the city of Yichun.

Introduction


It is hard for me to write a case study about my car maintenance from 2010 to 2018. I carefully review those expenses and also my experience to drive the car with problems, I think that it is very alarming and the topic is far more serious compared to personal finance.

Am I a problem solver?


I went in this Chinese auto shop for engine oil change in 2010 first week in Canada. Since I imported my Ford Explorer in Canada, I need to install day night on my car. Compared to Canadian tire $120/ hour rate, I found the Chinese autoshop charges $60/ hour. I chose to go for the cheap hour rate.

Did I make good choice? I did not know how complicated the work shop was and how dangerous situation I may put myself in because of fraud and all kinds of surprising incidents one after the other.

I went to Chinese auto shop for oil change in 2012. After one week, I got the signal light to check brake fluid. So I went to Richmond Ford dealership for the check. I was told that brake fluid is empty. I paid brake fluid added to my car.

I went back to the Chinese auto shop later on, and I complained to the owner of Chinese auto shop. The owner told me that mechanic was not happy since I did not do other repair he asked. So he let my brake fluid empty.

The one is the small incident, costed me over $100 dollars and other inconvenience. But I still chose to stay with the Chinese auto shop.

And then there are more strange things to happen again and again. $500 for rotor change, and numerous repairs on the way.

Introduction


I am doing my personal finance research. I have so many classmates and ex-coworkers are so successfully in China, USA and Canada. I am finding myself only struggling and I like to find out the possible issues. I just do the research from basics, book keeping my expenses, and carefully review what are possible thinking process, how I make decision, who influence me etc. One thing came to my mind is how to understand scam, how I respond the fraud?

My attitude to fraud


I have problems to deal with fraud. I do not take it seriously and learn so many lessons. I mixed the business with my emotion; and I could not tell what is wrong, what is correct, and it is so hard for me to review those incidents.

It is very dangerous road for me to stop and be super carefully who to work with.

I like to do a few case study on my experience and how I learn most important things compared to cost, pricing etc.

Introduction


I like to write a story, it is based on the true story; I like to review it as a research and education purpose, it is for personal finance research purpose. "You are still the same." My young sister made comment on me in 2012 or 2014 my China vacation. I gave out thousands dollars away as red packet, and also gifts I spent over a thousand Canadian dollars. My young sister did not give away gifts at all, she tried to protect her income and reduce expenses.

My spending problem


There is one issue related to self-esteem. If you have low self-esteem, then you may try to spend money to please your friends.

I worked on minimum wage a lot of years, and also part time a lot of years. I understood that the business mindset is so important. Try to create more income, control your expenses, document all expenses, analyze myself as a consumer, how to make purchase decision.

In 2001, I spent money to take my relatives to Shanghai for 3 day trip, I paid over $5000 yuan for a trip with a group of six people for train tickets, a personal with college degree in China in the city of Yichun, 2 years salary I guessed. Now back to 2012, I was still the same person, spending 18 months full time savings for one month vacation, $5000 Canadian dollars.

It is time for me to learn to be a responsible person.

Recently I did calculation I save less than 15% net income last 10 years from 2010 to 2018. I like to be a frugal person. I like to push my saving rate to 60%. How can I do it?


Highly efficient person


1. Look good but going nowhere

I need to get rid of those emotional shopping for myself. I did case study for 2011 Dec., I shopped $600 clothing for myself in one month alone. Those clothing cost will easily add up to $3,000 dollars. Here is the blog.

2. No more vacation without a budget. $1000 maximum amount for a vacation. No vacation before I control my compulsive shopping. I did case study my vacation, I spent over $4500 Canadian dollars.

3. No more car maintenance over $200 dollars for unnecessary service. No more driving around. Cut cost down to $3,000 dollars/ every year.

4. Grocery shopping - cut expenses to maximum $300/ month, count all cash shopping, Costco shopping monthly.

Introduction


It was Christmas season, I got an invitation from a church friend in Florida to visit Seattle, and I had a road trip to Seattle. I like to write a blog to document the expenses and figure out what I should cut expenses on.

My expenses


I looked up the statement and could not find the expenses on hotel, so I knew that I have friends and got offer to stay two nights in Seattle.

What I did in those two days road trip in the city of Seattle?

I shopped clothes for my self, paid gas, and visited the future of flight.

I paid $407.24 for cloth shopping.
I paid $121.62 for gas.
I paid $210.73 Canada clothing shopping as well.

I went future of flight, I paid $20.93 for the ticket of museum.

What I missed?


My friend worked for Amazon in the city of Seattle. I was invited to attend the church service of Sunday, and learned how Christian celebrated their Christmas together with other families.

I had get-together with friends from Florida as well.

One thing is that I did not plan very well spiritually. I went for expensive cloth shopping. I should set upper limit for a trip - only one shopping less than $100.00 dollars.

I should visit the downtown of Seattle, and spend time to study Amazon as a company, its technology and stock price.


One thing is to find my own way to make a fortune with low salary compared to Amazon, I need to find my own way to make a fortune. The way I can do is to purchase a condo in the city of Chilliwack, push myself to be a landlord. Even though it was the first time I had a full time job whole year again since I got laidoff in 2007.

I had compulsive shopping and purchased $1800.00 dollar for one SONY laptop in 2002, after one year I got laidoff and as a home maker. And this statement on Dec. 2011 I made purchase of clothing over $600.00 dollars. So my problem of impulsive shopping still persisted.

One solution is to set an upper limit to $150 dollar/ month. Never spend over $150/ month any time in my life again. This is the first time in my life that I have to be very carefully since I am single; I have hard time to be responsible.

It is Christmas day and I sit in my home office, and study all the bank statement of my scotia bank from 2011 to 2013. I have a full time job from 2010 to 2018, I made a living as a full time programmer, but I did not fully design very well my life; most of my expenses are grocery shopping $400 - 600, and too much USA clothing shopping from 2010 to 2013.


How to make single life more rewarding?


I did not spend time to look into stock market, technology stock, and do other research. If I starve, I have a car and I can quickly get to store and get some food. Why I need to spend so many on food every month.

How about taking off $200 dollars from spending on grocery, and start to invest money on stock market. If I lose everything, then I still break even since I save on grocery bill.

How about learning to bake or shopping around the city of Vancouver, visit all kinds place? It is much healthy and easy for me to get to know real estate market.

How about learning how to bake and do other activities around the city?

My life style is too simple to describe. From 2010 to 2013, I worked full time and rest of time I went to play sports, and shopping for grocery. biggest expenses are to drive to Bellingham and shop clothes.

It is surprising that I came cross the payment $3.00 dollar/ month to pay monitor www.mplighting.com by myself over years.

It is something I like to look into. Why did I make decision to pay the bill and need the service? Why did I ask the company to pay for the service? Should I handle better on this case?

Do I spent time to notice the rate of US dollar conversion rate to Canadian dollar? I did not do any research what if Canadian dollars lose 25% value compared to US dollars.

I lost over $6000 dollars in US dollars or Canadian dollars from three transactions. Here is the blog. I am afraid to read those case study, I have to push myself to learn how think carefully, date the money, reduce the risk, and live healthy financial life.

Introduction


It is the term I learn from Suze Orman in the interview (30:00 - 35:00/ 41:01). I like to look into this strategy and learn how to process this tactics.

Date your money


The idea is to take small steps, measure the risk, and then figure out how to get best results. I gave the case study of $17,000 US dollars to the Scotiabank on the first day on April 23, 2018. I purchase over $15,000 Canadian dollars. What was wrong? Here is my blog.

1. Scotiabank charged high rate compared to Kingsmart;
2. Canadian dollar is in highest value compared to US dollar on April 23, 2010;
3. I do not need to use a lot of Canadian dollars. I should exchange $1000 US dollars first;
4. I need to do some research and figure out how to save cost. Any transaction with bank can be saved at least 10%

It is called dating your money. Instead of making one transaction, I can make it 10 steps, and then figure out step by step how to do it better. I have chance to get to know banking in Canada in the first of month from April 23 2010. I did not have any job and I had a church friend to help me to find a home, and I started to attend the church in Sunday with my host Chinese family.




Case study: Boca Raton bathroom repair

Introduction


It is very hard to process the bathroom repair project remotely. I like to do case study how I remotely completed the project in the city of Vancouver, and the project is in Florida Boca Raton. The project costed me over $3,000 US dollars.

Case study


The project is to get complicated involved a lot of parties. I had to deal with time, pressure to fix leak affecting downstair neighbor, the owner, complaint from the condo association.

Facts:

1. Downstairs neighbor complained the leak from bathroom ceiling;
2. The condo association called me about the issue;
3. The downstairs unit owner contacted me and followed me through the process;
4. I need to find who can take care of the project, I did a lot of research to find contractor;
5. I have renters to still live in the unit;
6. I will stay in the city of Vancouver and my renter coached me how to deal with project. He is an experienced project manager at work and helped me to deal with onsite.

My approach was to cut expenses, low the risk of mistake. I do not choose a contract recommended by association with $3500 dollars to redo whole bathroom.

Actionable Items


I like to write down the project, how much time I spent to do research, write emails and look up the internet to find the contractor.

I also like to write down how I communicated with so many people related to this project, handled complaints and pressure, and took steps to find the contractor.

My renter is an experienced project manager. He told me that do not contact more than one contractor a time. Allow him and other renter to handle paid quotes to do inspection.

Case study: My 401 K and IRA account management

It is important for me to find out how to improve my management skills. I like to work on my person asset first. I like to write a blog to document my management performance, and I like to push myself to dedicate time, specially holiday season one week break from Dec. 24 to Dec. 31 to do personal finance education, and case studies.

Case study


Here are the facts to document my investment.

Based on my W3 from 1999 to 2001, I invested money from paycheck to my 401 K account.

The value in my New York community bank IRA CD in 2018 December is $19300.00

I did have loss in stock market and then I moved everything to IRA CD from 2008. Total income after 18 years is $4600.00 dollars.

If I only count those $10,000 401 contribution from 1999 to 2001, then after 18 years, $4600 return will be only average 2% a year.

I need to figure out how to manage my asset better. I should spend time to search ideas how to manage better on my IRA CD.

Actionable Items


One of ideas is to sell $10000.00 in 2008, and then pay 10% penalty, and pay tax, and then purchase a property in the city of Yichun.

I went back to China and changed my status from H1-B to F1 visa. I should prepare myself better in terms of finance. At that time, I was told to work on English test IELTS for immigration to Canada.

I need to spend time to work on my asset carefully every year. I have to push myself to find ideas how to manage.

One of ideas is to move money to stock account I had, and purchased dividend stocks, like MSFT. At that time, Microsoft stock was lowest price around $20.00 to $40.00, dividend will be more than I can get from the interest.

One of ideas is to purchase low cost vanguard index fund in 2010.

In 2019 new year day, I did whole day personal finance research. I found out that in 2001 I sold VIGRX $3000 mutual fund in 2002, with a loss of $1000. I totally forgot it from 2002 to 2019. I documented the transaction in my blog.

I did not review my finance every day. I found the records in my FAU web page. I learn that the index fund should worth $10,000 dollars if I did not sell in 2002.

I think that I should put those fund into bond market, and then when the market has recession, I will put them into Vanguard total market index fund, or a few other Vanguard index fund.

It is time for me to review my personal finance. I did add all my incomes from the full time job from 2010 to 2018, and my saving is 10- 15% of income. All 85% are gone. It is tough for me to review the finance data and what I can evaluate myself as a problem solver in terms of personal finance.

Problem solving mindset


It does not matter how my salary is. I got best education from the world, China and USA and then Canada. I should spend time over those 9 years to figure out how to double my money. No matter how small amount the saving it is. I actually started from 2010 with $17,000 us dollars.

I should spend time to figure out how to make saving rate up to 60% of my gross income in Canada. After that, I should learn how to invest and then get in real estate if I have enough confidence.

USA condo investment


I did pay off in 2017 my home equity loan back in 2010 with $38,000 us dollars, the condo appraisal value goes up from $48,000 us dollar in 2010 to $93,000 in 2018.


Canada passive income


I have zero passive income in Canada from 2010 to 2018. I did not purchase any stock or mutual fund.

Learn to be more responsible like a single mother

Introduction


I had a young sister who is a college teacher over 25 years. She talked to me recently over 20 minutes, and then she said that she has responsibility to her daughter. I like to do research about responsibility. And she advise me since I stay single all the time, I have not developed the sense of responsibility enough. I like to write a code blog to push myself to research on this area.


Stay single but being responsible for myself



I like to use this to explain why I had impulsive shopping in 1999 with a brand new Ford Explorer, in 2002 impulsive shopping laptop, in 2012 one month long vacation with over $5,000 Canadian dollars.

As a mom with a daughter, my young sister tried not to pay any money instead of offering service. She lived with my late mom 8 years and worked as a college teacher and let my nephew stay with her as well, she can offer guidance on his study as an aunt, a college teacher.

I did the opposite over last 20 years. I paid all expenses, I chose not to say no to payments. I paid all expenses for those vacations and a home for my mom.

I have not changed my decision making process, I think that I should make changes in 2010 after I failed so many things and not so positive future ahead financially and career wise.

I had so tough time from 2002 to 2010. After I landed in Canada in 2010, I was over 40 years old, my asset in Canada is $15,000 dollars, but I had loan over $38,000 dollar on my condo.

I still paid $1,000 Canadian dollar cash to my mom even though I was in tough situation starting form 2010, I had no security with the current job, I did not have enough asset in Canada. I need to learn to negotiate with my sisters, my rich physician sister and high paid school teacher should give more support compared to my financial difficulty.

My younger sister chose to argue and negotiate hard to avoid pay using her cash. She chose to use those money to invest on stock market. She was tough to handle sister bully and be very tough for controlling expenses.

My young sister never had the chance to make high salary as a college teacher, but she learned to purchase stocks, and learn how to learn by herself to make profit in the stock market.

I decide to choose my young sister as my role model, I need to push myself to learn how to develop more responsibility and improve my decision process.


Being responsible 


I have to carefully review my attitude towards money. I have to carefully document those mistakes I make over a few decades. And I like to find areas I need to work on.

It is never too late to fix things in my life. I am a strong problem solver and I like to adapt my talent to my personal finance.
